Nashville's "Split" Housing Market - What That Means

The Nashville real estate market is split right now.
Million-dollar sales are climbing while sales of more affordable Nashville homes are slipping.
Here are the stats for Nashville area in the 3rd quarter*
✔️ $1M TO $1.9M : sales up 11% from last year
✔️ $2M AND UP : sales up 6.5%
✔️ UNDER $1M : every price bracket saw a decline
Overall, the market is moving slowly.
There were 9,082 closings in the third quarter, down about 2% from the same time in 2025.
What this tells me is that buyers with more cash and equity are still moving forward, while a lot of first-time and move-up buyers are waiting on the sidelines.
For buyers under $1 million, less competition means more room to negotiate.
And sellers it is good to know that the upper end is where the activity is, so pricing properly in the lower brackets matters more than ever.
