How to buy a home when you need to sell your current one first.

When we make the Sale of Home contingent offers, this is what we send to the listing agent on the other side.
“Our buyers offer is contingent on the sale of their current home, and we’re ready to hit the market! As you can see, we are priced well within recent comps and should get offers quickly.”
I include a link to the draft of their MLS listing complete with
professional photos
floor plan
area location map
walk thru video
recent comparable sales.
❌ HOW NOT TO PRESENT A SALE of HOME OFFER….
On the flip side, we received a Sale of Home contingency offer on a listing last week, and the buyer's agent didn't have any prep work done. He didn’t include photos or a price for the contingent property, and there was no information about comps.
We knew it could be weeks before the house was ready to list, and it wasn’t clear how they arrived at their asking price. We ended up choosing a lower offer that didn't have the contingency.
