A big mistake I’m seeing right now with homes for sale. If you’re going to pull your home off the market and re-list it at a lower price, wait a few days in between. When a house cancelled on MLS and re-listed the same day at a lower price, you get almost no benefit out of that. Instead you should pull the listing off MLS. ⬇️ Wait a few days AT LEAST. ⬇️ And THEN re-list it. When you do it the same day, it is even in the same auto-notify email! I see it all the time and I think, “That didn’t accomplish what you were hoping to accomplish.” It is like playing poker and turning your hand around to show the whole table. I came across a listing description the other day that stopped me in my scrolling. And if you’re a Buyer right now, I want to know what you think. *seriously, tell me in the comments, I really want to know* Instead of this long, flowery narrative, the listing description was very short and just straightforward property information. It didn’t say things like a “chef’s kitchen where you’ll enjoy slow mornings with freshly brewed coffee”. It said “Paneled appliances. Viking range. Walk in pantry” I'm not sure if the agent has always written listings this way or if she wanted to optimize for AI searches so she wrote to improve search visibility. Personally, I liked it. It was easier to read, and it quickly told me what I needed to know. It was refreshing change from some listing descriptions that feel more like creative writing exercises than useful marketing. Full disclosure, I was an English Literature major so I lean toward the flowery listing descriptions. But most people are skimming. They're comparing multiple properties. There are lot of properties on the market right now and a lot to wade through. I'm curious what you think. Do you prefer listing descriptions that are 1. a long flowery narrative -or- 2. concise and informational? I know when your house isn't selling the way you hoped and things are stressful, it is comforting to think you’ll just rent it out for a year or two and sell when the market's better. Before you do, here are things to think about. #1 Everyone assumes that if the rent covers the mortgage, you're safe. But plenty of houses rent for less than they cost you once you add it all up. Not just the mortgage, but the taxes, the insurance, the repairs, the months it sits vacant with no rent coming in, and a property manager if you use one. The first time the HVAC dies or a pipe bursts, you're in the negative for the year. # 2 The whole plan rests on the assumption that in a year or two, you'll make more when you sell. Maybe you will. Maybe you won’t. But let's say it works out. Your tenant moves out, the market's better, and you're ready to sell. Before you do that, you have to get the house back to show-ready condition. Replace the carpet the dog wore down. Fix the scuffs in the hardwoods. Patch the nail holes and repaint. And if the market isn’t significantly better, you've spent two years holding a house, fixing a house, worrying about a house, and you’ll NET about what you'd have gotten in the first place. Meanwhile any money you put down as a downpayment is locked up in this house until you finally close. #3 The rental market itself isn't a guaranteed fallback. Nashville just ranked #4 in the country for how often renters are getting concessions, things like two months of free rent to sign a lease. Even luxury apartments with lots of amenities are having to give money away to fill their units. That's the market you'd be walking into as a first-time landlord. And last but not least, it’s not all financial. There is a lot of emotional weight to holding onto a house. The house will constantly be on your mind. So before you decide renting is the safer play, run the actual numbers.
