When you cram too many houses into one tour, they run together. As the buyer you end up tired, frustrated, and not really sure about what you even liked. My team does something a little different. If you send us a list of 20 homes, we dig into every single one before we ever schedule a showing. We might come back and say “this one sits on the edge of the floodplain and if the maps get redrawn you’re looking at flood insurance” or “we previewed this one for you, here’s a video. the quality of this flip is pretty shoddy, should we keep it on the list?” Seeing fewer homes that actually fit your criteria is better for you. It gives you space to process and make a confident decision. Any agent can open 20 lockboxes in a day. We’d rather do the research upfront so that every home you walk into is worth your time. If you prefer to oversee the work yourself, ask for a credit. When you control the money, you control the quality. But if it’s a big ticket item like a roof or a sewer line (something that could get complicated), it’s often smarter to have the seller handle it before closing in case something comes up mid-repair. And here’s some context that is important. We get our trusted vendors to provide written quotes during the inspection period so that when we present a repair concession request, it’s a legitimate, verifiable number. You can go down a Reddit rabbit hole🐰 But when you are actually buying a house, nothing replaces a real conversation with an experienced professional who understands your specific situation. I had a buyer interview me recently. We talked for an hour and a half. At the end she said “I’m interviewing other agents too, just so you know.” And I stopped, leaned across the table, and said “You should.” I’ve watched people hire someone to help them buy the largest investment of their lives based on who popped up first. And in a lot of cases they were worse off for it. They assumed every agent does the same thing. But believe me when I tell you, the competency in this profession varies widely. Part of my value to buyers is my experience as an agent, but also my experience as a homeowner and investor. I’ve owned a lot of different types of properties as a single woman, married without kids, married with kids. From an industrial loft to a log cabin to the most traditional Tudor in town. I’ve lived the journey you are on, and that shapes the advice I give. So talk to at least a couple of agents early in your process. Home Inspection Advice When You're the Seller
Let’s talk about inspections from the seller side 🛠️ Everything is more expensive these days. Buyers feel that, so they are sensitive to a big repair popping up after closing. So when an inspection report comes back, buyers expect either repairs or compensation. As a listing agent I am personally overseeing more repair work on behalf of sellers than I have in years. Here’s what I tell every seller I work with ⬇️ Have a plan before you get to the inspection. Know which repairs you’re willing to make, know which ones you’d rather credit, and know your bottom line. Because a buyer who feels like they’re being stonewalled on legitimate inspection items might walk. And here’s the thing about that. When a property goes from under contract back to active, the next buyer is always going to ask “what happened?” We can explain it was inspection related and everything is fine, but that buyer is already a little suspicious. The damage is done. I’m seeing sellers give a lot right now to keep a buyer at the table. A bird in hand is often worth it.
