Last year, we found the PICTURE PERFECT PRE-MARKET PROPERTY for some first time buyers in East Nashville.  

And do you know how we found it?

The listing agent sent an eblast to every agent in the market.  

It was not on the market yet, but we immediately snapped it up for our clients.  In this case, the sellers were ready to sell.  In fact, they had already moved out so they were eager to close quickly.

There’s an idea right now that what you’re looking for as a buyer exists off market.  And to a certain extent, that has always been true.

My entire career, spanning almost 20 years, good agents have networked with each other to promote their listings before they hit the market.  

Sometimes a seller will sell pre-market.  

Sometimes they want to go on the market before selling.  

Every situation is different.

But an agent who is serving their clients best interests, and most of us are, will make sure every possible buyer knows about their coming soon listing.  There’s almost never any benefit to the seller to having it hidden from potential buyers.

Myself and my team are in breakfast clubs, we’re on realtor forums, we’re sending personal texts to our agent network….all in the pursuit of finding off-market properties to share with our buyers.

As an agent I have to be constantly spreading the word that my client is in the market for whatever house/location/etc we’re looking for.

And sometimes, the perfect house lands in your inbox.

Because good listing agents want to expose their listings to as many buyers as possible.
