Last year, we found the picture perfect property for first time buyers in East Nashville.  

It was not on the market, but we immediately snapped it up.  In this case, the sellers were ready to sell as they had already moved out.

And do you know how we found it?

We were doing our job!  

*and so was the listing agent.

We scoured the market for coming soons.

The listing agent promoted the property to every agent in the market while prepping to sell.

Myself and my team are in breakfast clubs, we’re on realtor forums, we’re going to broker opens, we’re sending personal texts to our agent network….all in the pursuit of finding pre-market opportunities for our buyers.

We are constantly spreading the word about what our buyers are looking for.

There’s an idea right now that what you’re looking for as a buyer exists off market. And to a certain extent, that has always been true.

My entire career, spanning almost 20 years, successful agents network with each other to promote properties before they hit the market.  

Sometimes a seller will sell pre-market.  

Sometimes they want to go on the market before selling.  

Every situation is different.
