It really is who you know. ✨
2035 Greenwood Ave.
2 Bed | 2 Bath | 1,414 Sq ft
SOLD for $635,000
April 2026
When I started prepping this one, I ran into a problem. There just weren’t many comps for a two bedroom home like this one.
So instead of guessing, I hosted a broker open and asked agents I trust: What do you think it’s worth? Anything we should do before we list? Do you have a buyer for something like this?

The turnout was great, and the feedback was genuinely useful. That only happens because of years of collaborative professional relationships and because I try to show up the same way for other agents when they ask me.
The most valuable conversation that day was with an agent I’ve known for 10+ years.

She had buyers who had been looking for exactly this kind of home. And they had a personal connection to Cafe Roze from when they first moved to Nashville.

They made an offer and after a bit of negotiating, the seller accepted.
Really glad this one worked out the way it did.  I love a win/win!
