Sold for $37,500 over asking. You might be thinking, was it under priced? ⠀ The short answer is no. ⠀ An almost identical place next door sold for $375,000 the month before we listed. ⠀ So how did we sell for $426,500? ⠀ Here are the strategies that worked. ⠀

1. CREATE OUTDOOR SPACE The sellers did everything I asked and more. When I said we needed to create an inviting backyard space, they did it in a weekend with pavers, gravel, string lights, seating and a fire pit from Home Depot. ⠀

2. TIME We held off on responding to offers until we had been on the market for at least several days. The sellers got an in town AirBnB for the weekend and approved every showing.

PRO TIP: Going under contract in less than 1 day is nothing to brag about if you have 10+ showing requests still pending. Be respectful and manage expectations, but make sure you expose the property to all interested buyers. Showing #9 might bring an offer that wows you.

3. STAGE The sellers already had great style, but they still took all the advice from the stager I hired. Every room looked like an Instagram post. ⠀

4. PRESENTATION I did a drone video of the neighborhood, a Matterport walk thru tour and spectacular professional photos by @studiobuell, including exterior twilight photos which really make a house pop online. ⠀
