Searching for homes in January

People keep asking me, “Where are all the listings?”
And honestly, this is just how it usually works.
January isn’t when most people are ready to put their house on the market. It’s when they’re getting it ready—painting, fixing things, figuring out timing.
As we get closer to spring, that’s when you’ll see more and more homes actually hit the market.
But here’s the part people don’t always see. A lot is already happening behind the scenes. The agents who are really connected are talking to each other constantly. We’re sharing coming soons in agent groups, in sales meetings, in text threads, and honestly, even over breakfast.
That’s what I’m doing every day. I’m watching buyer needs, and when someone says, “I need this neighborhood, this price point,” I can often say, “Actually, I’ve got something coming.”
So if you’re feeling frustrated right now and not seeing what you want, I promise you—it’s coming. It’s January.
This is normal.
And if your agent is truly plugged in, you’ll often hear about opportunities before they ever hit the market.
