EXPLAINING THE SALE OF HOME CONTINGENCY

I want to talk about the Sale of Home contingency. The way that works is you write a clause into the contract and it says that this contract is contingent on the successful sale and closing of your property at 123 Main Street. And if that doesn't close by X date, then you can terminate this contract and the refund of your earnest money. A seller will take a Sale of Home contingency. They wouldn't during the pandemic boom. They had too many people lined up at the door and that just wasn't an option. But if we aren't in the competitive situation, then the seller will often take this Sale of Home contingency. Here's the kicker and it's a literal kicker. The seller will counter back to you with a “Kick-out Clause”. They'll say, "Okay, we'll take this sell-off home contingency. We'll accept your contract. We'll go under contract at this price with these terms. We know that you cannot buy this unless your house sells and successfully closes. But if while we're under contract, we get another offer and we want to take it, we're going to let you know." And that's what the kick out clause is. We're going to say, "You have, usually it's a matter of hours, 48 hours, 72 hours. You have X number of hours to remove your Sale of Home contingency or we're kicking you out of this contract and we're accepting the other offer." How much does that open you up to maybe somebody sliding in and like getting the house out from under you? Not that much. How many houses do you go look at that are already under contract? Do you really want to go like get your heart set on something and then have to duke it out with somebody who's already done? It's just not a high probability situation. What are some scenarios in which I would purchase a property with flexible use? If I worked in Nashville several times a month but lived in another city, but I was tired of paying for hotels. I’d rather buy a property that I could rent out anytime I wasn’t here. I want to put my money into an appreciating asset instead of the Holiday Inn’s bank account. If I were relocating to Nashville for a job transfer, but I don’t know if I’ll end up living here long term. I’d like to have as many options as possible for renting it if and when I did move and wanted to convert it from my primary residence into an investment property. If I were a current Nashville resident, but a traveled a lot for work or were gone for long periods of time. I would want to rent out my property when I was away. If I were a teacher and wanted to travel in the summer, this would be the perfect property for me to own. If I were a touring musician and spent my summers on the festival circuit, this property could be generating income while I was gone. If I had family in Nashville that I visited frequently, and I wanted to have a second home here. HOW TO BUILD A DADU IN NASHVILLE (and how much it costs)

Hi my name is Wendy Monday, a real estate Broker in Nashville TN. I'm here today with Tony Hirsch, owner of Artisan Build Construct. Today we're gonna talk about building a DADU in your backyard. A DADU in Nashville is a detached accessory dwelling unit. In other parts of the country you just call them ADUs or accessory dwelling units He's gonna tell us from the builder's perspective, someone who actually knows how the process works. We're standing here at a house in the Salemtown neighborhood of Nashville at1815 4th Avenue N Nashville TN 37208. It's in a historic overlay. It’s a single family house and it does not have a garage currently. I2t is zoned to be able to add a garage with a detached accessory dwelling unit above it and that's what we're gonna talk about today. WENDY: You've built a lot of these in Nashville right? How many? TONY : We’re at a little over 25. HOW TO GET STARTED WENDY: What's the first part of the process? TONY : Understanding what you can build. We're gonna want to get a survey that understands our zoning prohibitions. HOW MUCH WILL IT COST AND HOW LONG WILL IT TAKE? WENDY: The big question that people have after can I do it is how much is this gonna cost me and how long is it gonna take? TONY : We see dry shells anywhere from the $130K's to $160K's dollar range we see full builds going from the $180K's to the $275K on average. But you can get into the $350K - $400K's easily especially with site work iff we have a sloping lot, or we need retaining walls or some sort of drainage. WENDY: So a house like this where this was fully renovated within the last 10 years, we're on an alley, it's not that far actually from the house to the alley, and it's a fairly level lot, would this be on the lower side? TONY : For a full completed kitchenette apartment above the garage you’re probably looking at somewhere between that 450 to 500 square feet and you're probably gonna spend somewhere in the $225K to $275k range all in. WENDY: What about the time period? If I started this today,….when could I actually walk up there and put my home office in it or have guests stay in it? TONY : From that initial conversation and getting the survey back, we might be 3-6 weeks. Then your design might be another month and a half to two months depending on what plan you're using. The build itself is gonna take somewhere between five and six months. You're looking at approximately between five and seven months. WENDY: What am I not asking about building a DADU that I should ask? TONY : Just being really transparent with the builder about the infrastructure notes. The things that you want to include later, maybe you wanna put a plunge pool, maybe you want to do hardscaping. You wanna have all of those things in your programming notes from the very beginning so you're not doing work that's gonna inhibit the future use of the property. TONY : Another big thing is to ask is do I have to upgrade the power to my primary structure? And the answer is it depends. Most people are opting for car chargers and if you're gonna put a car charger in that's gonna add somewhere between 50 to 70 amps. If you have a 200 amp service, and then you're adding 100 amps there, you’re gonna probably need to move the house up to 400 amps.
