The Neighborhood
Germantown/Salemtown is one of the oldest neighborhoods in the city and was officially incorporated into the Nashville City Limits in 1865. While it has vastly grown over the years it still holds its historic charm of brick sidewalks, lush trees and historic homes. Today it is considered one of the most walkable neighborhoods in the city. Access to the ten mile long Cumberland Greenway can be found off of Morgan Park. The neighborhood is not shy of greenery; it is home to one hundred species of trees and has been designated as a city Arboretum by the Nashville Tree Foundation. Residents can enjoy fine dining from two James Beard Award Winning Chefs; Daniel Lindley at Fifth and Taylor and Chef RJ Cooper at Saint Stephens.
Future Developments
In recent years multiple record breaking real estate deals have occurred in and around the neighborhood. Oracle paid more than $235 Million to secure the East Bank of the Cumberland River to develop "River North", which will be home to Oracle's regional headquarters campus, residential apartments, retail space and other office space. Connecting the East and West side of the river will be a Pedestrian Bridge, from Oracles Campus to Taylor St in Germantown.
On the west side (Germantown) the Neuhoff Development has broken ground. The mixed use district consists of two sections, block one and two. Block one is a 14 story office building with 7,500 SF of retail space below. Block 2 has plans for a food hall similar to Chelsea Market in New York City as well as retail and office space.
Off Jefferson St in Germantown lies an empty lot with big plans. H.G. Hill developers plan to build 110,000 SF of office space, 42,000 SF of retail space, 20,000 SF of residential space and 568 parkings spaces. Current plans show the bottom level of the building to house a grocery store off of Jefferson St and townhomes off Monroe St.
In 2015, the Nashville Sounds moved their Stadium right outside the neighborhood. The stadium brought new economic growth to the area; including award winning restaurants, brick and mortar stores and apartment buildings. Growth in this area has not stopped; Portman Residential purchased the space in front of the stadium with plans (which broke ground) to build BallPark Village. The new development will offer 359 apartments, 16,000 SF of retail space, 420 residential parking spaces and 54 retail parking spaces.
